BOARD OF DIRECTORS MEETING

November 6, 2025

 

Minutes of the Board of Directors Meeting of the Whisper Creek Homeowners Association, Senoia, Georgia held at 60 Bobtail Run at 7:00 p.m. on the 6th day of November, 2025.

 

Call TO ORDER

 

Board member Tim Adkins called the meeting to order at 6:59 p.m.

 

ROLL CALL

 

Present: Tim Adkins, Mike Mahoney, Chris Northrop, Theresa Prifogle, Cathy Richards, Toni Dyer

 

OPENING STATEMENT

 

·       Tim welcomed and thanked all for serving. New members please submit a photo for website.

 

ELECTION OF OFFICERS

 

President – Tim Adkins.  Mike nominated, Cathy seconded, all in favor.

 

Vice President – Cathy Richards.  Mike nominated, Theresa seconded, all in favor.

 

Treasurer – Mike Mahoney.  Toni nominated, Chris seconded, all in favor.

 

Secretary – Toni Dyer.  Mike nominated, Chris seconded, all in favor.

 

 

SECRETARY’S REPORT

 

·       Annual Meeting minutes pending.

 

·       Secretary of State registration renewal will be after Jan.1, 2026 and will also have updated officers.

 

TREASURER’S REPORT

 

·       Financial statement changed by $45 since Annual meeting Oct. 26, 2025.

 

·       Base Budget Tracker 2025-2026, and Possible Dues Reductions/Increases submitted.

 

·       Review procedure regarding annual dues.  If dues stay at $120, a deficit of $1450 to be expected. Different scenarios discussed regarding decrease in reserves.  Mike moved to table vote.

 

 

OLD BUSINESS:

 

·       Covenant Renewal Votes discussed.  Homeowners list distributed among board members to contact those who have not voted.

 

·       Facebook page to be made more accessible for homeowners. 

 

·       Annual meeting went well with decent turnout – weather a problem.

 

 

NEW BUSINESS/OPEN DISCUSSION

 

·       Holiday Mailbox Decorating Competition:  Letter to be sent and posting it on the website as well as Facebook.

 

·       Spring Picnic in April 2026 – to be scheduled on a Sunday.

 

·       New residents/members to complete a form for contact information along with receiving a copy of By-laws and Covenants.

 

·       President letter to be drafted containing HOA/ACC communication info and also encourage the resident form to be filled out.

 

·       Cathy will check ACC email.

 

·       Peach State at the entrance – contract signed and invoiced monthly. Tim to be point of contact. 

 

·       Toni proposed a New Homeowner Transfer Fee.  Mike will look into this.

 

 

NEXT MEETING

 

·       January 13, 2026 at 7:00 p.m. at 60 Bobtail Run.

 

ADJOURNMENT

 

·       Chris motioned to adjourn at 8:04 pm. Mike seconded, motion carried.

BOX 932 SENOIA, GA 30276       Greetings Whisper Creek Homeowners:     The summer months are all but behind us and Fall is just around the corner, once again the time has come to begin preparations for the Whisper Creek Annual Homeowners’ Association Meeting.  This year’s meeting will be held at 2 pm on October 29 th  at the Freeman-Sasser Building in Seavy Street Park.     One of the first steps in preparing for the annual meeting is determining those who are interested in running for the HOA Board and the ACC Committee.  Ideally, we would like at least 5 homeowners to serve on the board and 3 non-board members to serve on the ACC Committee (Architectural Control Committee).  The ACC Committee processes homeowner’s requests for property improvements.  It is important to have different homeowners rotating through the board and the ACC to gain fresh perspe...
